I published one article about Cielo, the community in Rancho Santa Fe with magnificent views some time ago. You can read about it HERE. However, I visited one of the most gorgeous homes in Cielo recently that I wanted to share with you. This is Pacific Sotheby’s Listing with a price tag $4,995,000 - $5,495,000. I would say that the style of this Estate is Modern European Villa. This is 5 bedroom house has 7 bathrooms, 4 car attached garage and infinity pool. Что нужно знать, прежде чем выставить дом на продажу в Сан-Диего!

Дорогие Друзья!

Думаете выставить свой дом или квартиру на продажу в Сан-Диего? Есть вероятность, что вам придется соревноваться с вашими соседями. Вот несколько пунктов, на которые я советую обратить внимание с Вашим агентом:

1. Кто из Ваших соседей сделал или делал ремонт в доме или квартире?

Попросите вашего агента прислать Вам фото и информацию всех домов или квартир в Вашем комплексе, которые были выставлены на продажу за последние 3-4 месяца. Это поможет Вам понять на какую примерно сумму вы можете рассчитывать и нужно ли вам улучшать и ремонтировать свое жилье перед продажей.

2. Как быстро продались дома соседей?

Попросите своего агента дать Вам статистику о том, как долго стоят дома или квартиры на рынке в вашем комплексе. Если на рынке недостаточное количество домов и большой спрос, то смело можете поднимать цену.

3. Сколько стоит домов на продаже в вашем комплексе на данный момент?

Если в вашем районе, а особенно в комплексе, на продажу выставлено несколько объектов недвижимости , да и к тому же если это дома и квартиры такой же планировки, то посоветуйтесь с агентом о том, стоит ли выставлять ваш дом на рынок прямо сейчас. В таких случаях, я советую подождать, что бы не было соревнования за покупателя. Но как известно, каждый случай индивидуальный.

4. Что-то планируется строиться в вашем районе в ближайшее время?

Попросите своего агента узнать что конкретно будет построено в вашем районе- школы, нововстройки, моллы, рестораны или же новая дорога. В каждом случае, это может помочь Вам, как продавцу, или же наоборот, не пойти Вам на пользу.

“Three Sisters” mansion in Mission Hills, San Diego is for sale for $2,900,000
