RETHINK DOWNTOWN - whats coming to San Diego soon?

As you may noticed, there are a lot of constructions going on in Downtown San Diego. I attended the Presentation Session yesterday about new Bosa building that is coming to E Street. “ Pacific Gate”  is going to be gorgeous 217 units 41 stories building. It is very similar to NY Style buildings with chief concierge, luxury car fleet, fitness center, steam room, sauna, 24 hours doorman, security, heated pool and hot tub, guest suit, and luxury car fleet.  The inspiration for this amazing building is taken from Vancuver .  Architect of this amazing project is Kohn Pederson Fox- the prominent New York firm granted their first San Diego commission here.

 

A little bit about future design of the tower. Seems like the designers tried really hard to switch a little bit from NY style towers. The long axis of the oval was set on a diagonal alignment to increase water-facing views, and the floor plans were adopted into two “ nested” arcs, creating dramatically sharp “prows” and room for balconies at either end. The architects use metaphor of seashells and ocean waves when explaining this design.  As you can see from the picture, gate lobby shows how the fout nature –derived themes of  “three, sea, sun and earth” have informed their choice of natural materials and detail design there.

HOA are going to be around $1300/ month.

Their pre- sale started already for one, two and three bedroom condos with 1,280-2,608 Sq. Ft.  Future buyers will have the option to buy several units and combine them in one.

The prices for those condos are $1.4 million for two bedrooms and $2.9 million for three bedrooms.

I love how Bosa Group is trying to reshape San Deigo skyline and it is very exciting that a lot of new buildings are coming to Downtown!

Any house can be transformed to dollhouse with new 3D Matterport Camera!

My Dear Friends,

I wanted to share with you what we use for our new listings in San Diego now! Have you ever heard about 3D Photography and Matterport 3D Camera? Well, this is the camera that makes your house look like dollhouse or the house from the popular game Sims (that I used to play when I was a teenager). You can walk through the house or condo as you are there. You can take a look at the ceiling, at the kitchen counter and see every single detail of the property. This new technology is sooooo cool and easy to use! 

That’s how it works:

This is the camera that rotates on its tripod for 60-80 seconds.

Then, you would need to put the camera to different place as you walk into the property:

The process will take 1-1.5 hours to complete the house depends on square footage.  Now, it is designed for indoor use only. And I am very excited to use it and play with it on my listings! Here are two examples that we have done recently. First is the gorgeous townhouse on La Costa Golf Course and second is cozy townhouse in 4S Ranch! Enjoy!

Co-founder of Qualcomm is selling his $60 million estate in Rancho Santa Fe

Hello Hello World!

All of us, San Diegians, are aware of the existence of Qualcomm, the global corporation with headquaters in San Diego. Co-founder of this huge company, Andrew Viterbi, has listed his 26,000 square feet house in Rancho Santa Fe for $60 million. Andrew Viterbi is a developer of Viterbi Algorithm, that is commonly used in satellite and wireless technology.   The previous owner, Gene Klein ( owner of San Diego Charges) built his estate on 33 prestigious acres in 80's and Mr. Viterbi bought the estate in 2000. After that, the architect Guy Dreiler and his team spent 7 years to complete this hilltop house. 

Landscape was done by Theresa Clark; she combined technology, natural beauty and art in her work. There are two beautiful gardens on the property with plants from South America, South Africa and Australia and.....1500 lemon trees! Since Andrew is in technology field, the garden design include LED lightening system and the owner installed solar panels. According to the owner, the electricity bill is very low.

Guy Dreiler is a designer of some furniture pieces in the house that are not included in the price. 

The features of the house include  elevator, tennis court, 8 car garage, steam shower, basketball court, 6 bedroom and 7 bathrooms, 2 bedroom guest house. The owner sells it because the house is empty and he is the only one who lives in it since his wife passed away in February.  Please see pictures of this estate below:)  Enjoy!

I got some news! Karen Van Ness and I decided to move from Coldwell Banker to Pacific Sotheby's and we are so happy with the decision. We get more international exposure that we need for our land development projects. Second, I feel very inspired after attending Tony Robbins Seminar that I wish every person could go there. For example, I had the opportunity to attend the Breakfast gathering @ Mother's Day this year. The Crosby personnel served variety of delicious food and the members have been socializing and mingling.

of strength-training and aerobic facilities. Member of the club have every day schedule of different training classes. It has been remodeled in Summer 2015. 

The lowest price of the current listed house in the community is $1,139,000. The most expensive house listed at this moment priced at 4,749,000. The average price per square foot is $418.

This particular house that you see pictures below is 7, 596 Sq. Ft. and has 4 bedrooms and 6 bathrooms. Being built in 2008, the house features panoramic doors, grand master suite, gourmet style kitchen, swimming pool. And.... mountain and golf course views! Price tag is $2,995,000- $3,295,000.

"Santa Barbara" Soap Opera Dream House from childhood memories in...Point Loma!

Dear San Diegans,

When I saw this Estate in person, I was blown away by ocean and city views and unique kitchen design. This masterpiece is located in Point Loma, La Playa region. Historically, this place was a harbor, and cargo was loaded (and unloaded) there from 1769 to 1870. After that time, main port was relocated to Downtown that was called New Town that time.  Nowadays, La Playa is one of the most expensive neighborhoods of San Diego County.

This neighborhood has two yacht clubs: San Diego Yacht Club and Southwestern Yacht Club.
