"Santa Barbara" Soap Opera Dream House from childhood memories in...Point Loma!

Dear San Diegans,

When I saw this Estate in person, I was blown away by ocean and city views and unique kitchen design. This masterpiece is located in Point Loma, La Playa region. Historically, this place was a harbor, and cargo was loaded (and unloaded) there from 1769 to 1870. After that time, main port was relocated to Downtown that was called New Town that time.  Nowadays, La Playa is one of the most expensive neighborhoods of San Diego County.

This neighborhood has two yacht clubs: San Diego Yacht Club and Southwestern Yacht Club.

This particular house is finished with Jerusalem Stone that keeps house cool at summer and warm during winter time.  Four out of seven luxury bedrooms have ocean views, private elevator, wine cellar for seven thousand bottles, six car garage, and spa – all of these make this Estate very special and spectacular. This 18,500 Sq.Ft. estate was built in 1990, and sits on almost one acre of valuable San Diego land:)

And this picture below reminds me the soap opera from my childhood that was very popular in Russia in 90's and was called " Santa Barbara", pam pa ra paaaaa......

French Country Style Castle in Fairbanks Ranch

Hello, San Diegians,

As I promised, I shoot video for you for one of the most " fairytale" looking mansion with 20 foot high front door in Rancho Santa Fe. They said it belongs to the daughter of one of McDonalds founders. This Fairbanks Ranch House was designed by famous local architect Don Edson. The price tag is $5, 590,000 for 14,029 Sq. Ft. , 5 bedroom estate with separate guest house. I wrote an article about Fairbanks Ranch last month, you can read about this community in details HERE .

I felt like a princess when I visited this " Castle". As you can notice in my video, almost all walls are made of stone.  This is formal living room with gorgeous views to the beautiful garden.

This is the most spacious and light master bathroom that I have ever seen in Rancho Santa Fe. One unique feature is that there is loft with the room and separate living area. The bathroom has Venetian plaster walls  and stone floors. There are separate closets for both spouses that are so large so you can create an additional office inside the closet .

Del Sur - Luxury San Diego Homes with Pet (!) Rooms and Craft Rooms!

Hello World!

Today I am going to show you new construction homes @ Del Sur ! Del Sur is new master-planned community which sits next to Rancho Santa Fe and very close to my office. Its only 7 miles away from the ocean! Located within Poway School District, Del Sur is one of the most desirable community in San Diego right now.

The development that we are going to see today is called Kingston.  Kingston includes 50 homes that look more like Estates! I was impressed with huuuuuuge kitchens, oversized islands, and beautiful Spanish architecture. All models have at least one bedroom and bathroom downstairs for your convenience.  Ahh….and those spacious  master bedrooms!  My husband, Dima, fell in love with oversized shower that can fit an elephant inside! Yes! That’s how big those showers and master bathrooms are!

I am very crafty person and I love that those homes have craft rooms and wine rooms, haha… Literally, wine rooms are so pretty so you can have a date with your spouse every night!

Cielo – those views worth dying for!

Сегодня очень хочется Вам рассказать о комьюнити, о котором знают не многие. 

Cielo – холмистая деревушка эксклюзивных особняков.  Дома в этом комьюнити расположены на самых высоких точках всего побережья в Сан-Диего, что дает возможность наслажаться видами океана. Отсюда, из Ранчо Санта Фе,  жильцы Cielo могут видеть даже Coronado Island! Вот так вот высоко забрались! Виды просто нереальные.......

 

У этого комьюнити шикарный клаб хауз, бассейн олимпийского размера, 2 тениисных корта, фитнес центр, стена альпиниста для детей,  баскебольная площадка, барбекю , и волейбльная песочная площадка. За все это удовольствие владельцы платят в среднем $555/ месяц Home Owners Association фии. Так же имеются небольшие Mello Roos  ( по сравнению с другими закрытыми комьюнити такими как The Crosby and Santaluz - о них можно почитать  ЗДЕСЬ ) фии которые состовляют $570/ year

Cielo состоит из нескольких частей, включающие участки с большими по размеру домами  и меньшими. Шикарные особняки раскинулись в основном на склонах гор,  эта часть Cielo называется “The Estates” Именно на этих склонах гор на данный момент продается много участков земли,  и активно идет строительство новых особнячков.  Так же идет активное строительство домов в районе “ Montagna at Cielo”

32 дома ( из которых 5 уже продано) находятся в самом разгаре строительства, об этом комьюнити “ Estancia” я и Карен рассказываем в ЭТОМ видео. 

Всего 6 вариаций планировки домов в испанском и итальянсских стилях. Цены варьируются от $1,326,320 до  $1,714,790 и соответственно размеры домов от 3,828 sq.ft. до 5,599 sq,ft. Меня поразило, что в этих домах является стандартом строить винную комнату.

 

Так же продаются новопостроенные дома в комьюнити Upper Cielo- The Ravello . Из 41 дома больше половины уже продано,конец  строительства остальных  назначен на весну-лето 2016.  Прекрасные у удобные планировки, с “ мужской берлогой” вклучающей в себя бар и бильярдную комнату, обширными спальнями и большим местом для развлечений и приемов гостей.

Amazing Santaluz - San Diego's Pearl! Прекрасный Santaluz - жемчужина Сан-Диего!

Дорогие Друзья и Читатаели, 

Я уже писала о моем самом любимом сообществе – The Crosby. Сегодня я хочу рассказать о еще более престижном и элегантном комьюнити- Santaluz.  Дома этого комьюнити можно поистине называть – American Dream Homes, это комьюнити было названо  "Best Master-Planned Community in Southern California" by the Building Industry Association. Также Santaluz получил  Gold Nugget Award за  "Best Land Plan" на конференции  Pacific Coast Builders.

На 3,800 акрах  Санталуза  ( 1 дом на 4 акра земли)  расположились 850 изысканно построенных домов. Средний счет за электричество в таком доме составляет $550, вода $300. Плюсом к этим счетам идет плата за HOA $450, и Mello Roos Fee - $10,000 в год плюсом к налогам на дом.

Santaluz Golf Club

Самое интересное , помимо красивых особняков, это Santaluz Club Memebrship, это невероятно красивый клубный дом. Членство в этом сообществе не из дешевых.  Самый минимальный членский взнос составляет $19, 500 и $235 долларов последующие пейменты. Это включает в себя возможность пойти в местный кофешоп,  бассейн, спортзал, и пользование теннисным кортом. Конечно же, счет в кофе  оплачивается дополнительно, так же как и теннисные уроки и дополнительные занятия в спортзале.  Всего 250 мест из которых практически 90% уже куплено. Членство в этом клубе можно перепродавать вместе с домом.
