Can't wait to share this mention with you! Did you know that if you own historical property in San Diego, you taxes usually reduced by 70 %? It’s a lot!!! However, some people are still selling their historical properties. This 9 bedrooms 12 bathrooms Estate is more than a century old. The Rosecroff Estate was built by Emmor Brooke Weaver in 1912 in Point Loma and was visited by a lot of celebrities such as Jonas Salk, Dr Seuss, Ronald Reagan and Jimmy Carter. Actually, the place was used by Ronald Reagan to announce his candidacy to be Governor of California. Also, Theodor Seuss Gaisel used the property to celebrate his birthday in 1984.

 

Robinsons Family purchased this property in 1903 and developed the fields into gardens of roses .The property was named “Rosecroft” in recognition of  the owner’s wife Scottish Highland ancestry.  The husband, Alfred Robinson, was the first president and editor of magazine “ California Garden” . Eventually, Robinsons focused on begonias and developed more than 100 new varieties of this flower in the garden of their Estate.

After the property was sold to new owner in 1942, it was open to the public as Rosecroft Begonia Garden till 1960. In 2003, the Estate was added to the National Register of Historic Places by the National Park Service. This is one of few properties in San Diego with the history behind.

Any house can be transformed to dollhouse with new 3D Matterport Camera!

My Dear Friends,

I wanted to share with you what we use for our new listings in San Diego now! Have you ever heard about 3D Photography and Matterport 3D Camera? Well, this is the camera that makes your house look like dollhouse or the house from the popular game Sims (that I used to play when I was a teenager). You can walk through the house or condo as you are there. You can take a look at the ceiling, at the kitchen counter and see every single detail of the property. This new technology is sooooo cool and easy to use! 

That’s how it works:

This is the camera that rotates on its tripod for 60-80 seconds.

Then, you would need to put the camera to different place as you walk into the property:

The process will take 1-1.5 hours to complete the house depends on square footage.  Now, it is designed for indoor use only. And I am very excited to use it and play with it on my listings! Here are two examples that we have done recently. First is the gorgeous townhouse on La Costa Golf Course and second is cozy townhouse in 4S Ranch! Enjoy!

Affordable Modern Mansions at Del Sur !

Hello, My Friends,

I started my series (previous one is HERE) about new construction homes at new development Del Sur. The one that you are going to see today is Avondale that has been inspired by Spanish, Andalusian and Tuscan Architecture.

Avondale Development at Del Sur includes sixty three homes, that built by Standard Pacific Homes. There are there different floor plans: Sandoval, Addison and Whitacre.Those homes are between 4000 and 5000 Sq.Ft, all of them have 5 bedrooms and 5.5 Spa inspired bathrooms.

Del Sur Master Community Association dues are $162/ month. Those fees include maintenance of the Del Sur Community Parks, trails, pools, landscape and common area maintenance.

There is Mello Roos as well, that is added to the base tax. The total tax rate is 1.7% per year. I am blown away with those highly upgraded homes that have open and inviting floor plan and gorgeous indoor and outdoor areas. Prices are $1.2 mln and up!

Сегодня я хочу рассказать о еще более престижном и элегантном комьюнити- Santaluz.  Дома этого комьюнити можно поистине называть – American Dream Homes, это комьюнити было названо  "Best Master-Planned Community in Southern California" by the Building Industry Association. Также Santaluz получил  Gold Nugget Award за  "Best Land Plan" на конференции  Pacific Coast Builders.

На 3,800 акрах  Санталуза  ( 1 дом на 4 акра земли)  расположились 850 изысканно построенных домов. Средний счет за электричество в таком доме составляет $550, вода $300. Плюсом к этим счетам идет плата за HOA $450, и Mello Roos Fee - $10,000 в год плюсом к налогам на дом.

Рынок Сан-Диего и причины почему выгодно покупать недвижимость СЕЙЧАС!

Дорогие мои друзья!  Лето на дворе и рынок реал эстейта очень активен!

Хочу поделиться с Вами своими мыслями, почему нужно покупать дом или квартиру именно сейчас, а не ждать! Многие мои клиенты не купили квартиры в прошлом году в районе $350,000 - $500,000 и сейчас очень жалеют, цены выросли и вместо 3х комнатных квартир они могут себе позволить только 1-2 на данный момент.

Причина №1. Цены будут продолжать расти.

The Home Price Expectation Survey (https://pulsenomics.com/Home-Price-Expectations.html) опросили более чем 100 экономистов, инвестиционных стратегов, и аналитиков рынка жилья. Наиболее свежий репорт предсказывает увеличение рыночной цены недвижимости в теченее ближайших 5 лет на 11.8 % ( самая пессимистичная оценка) и 26.7 % (самая оптимистичная оценка)

Итак, вы наконец-то решили продать дом или квартиру!

Замечательно! Теперь, самое главное – это подготовить дом для выхода на рынок и правильно оценить стоимость! Что требуется для успешной продажи дома?

1. Освободить дом от “ лишних” вещей и от всего, что выглядит “старым”. Вы можете являться коллекционером дорогущих матрешек, но скорее всего покупатель, скажем, японец этого скорее всего не оценит этого на калифорнийском рынке недвижимости. Я советую убрать все то, что связано с культурой или вашей семьей. Рамочки с фотографиями, семейные реликвии, урны с прахом ( бывает и такое), коллекцию поросят из киндер сюрпризов и детские игрушки. Дом будет выглядеть просторнее и свежее, если в нем не будет мелочей и хлама.
